Watch the video below to get a good idea of how the commission structure works in a traditional real estate transaction.

Like the video says – real estate agents aren’t paid by the hour! They’re paid a percentage of the purchase price in a successful real estate transaction.

Traditional real estate sales that involve a commission are less transparent and the deal between the buyer and the seller becomes clouded as a result the transaction becomes less transparent.

When you involve two additional people into the transaction between a buyer and a seller and these two additional parties, middlemen in the transaction are tied to the outcome in the form of a commission, another layer of complexity has been added to the  transaction.

Make no mistake now more than ever agents are just middlemen in the real estate transaction and their stake in the transaction in the form of a commission has an influence on the outcome in form of personal bias and self-interest to collect a commission.

The addition of the agent/broker reduces the level of transparency, with my listing program, I help homeowner eliminate paying a commission to sell therefore removing the middleman from the equation and creating a more transparent transaction between the buyer and the seller.

When one agent represents the sellers and another represents the buyers the commission is typically split between them.
In the US, real estate commissions are commonly 6% of the transaction usually 3%/3% when split.

No government or industry body sets commission rates.  Legally, commission rates ARE negotiable.  However, remember that agents only earn their commission on successful sales.  And this fact is why personal bias and influence clouds the transaction.  It is in the agents best interest for a deal to close so they can collect a paycheck, it isn’t always in the best interest for the buyer or seller to close.

Consider the work you want them to do for you to evaluate the value you should put on the commission they earn.
